Lump Sum Pricing

+ Clients receive locked in, fixed pricing

+ It’s a relief for them not to worry about
the final number.

+ No Sales Tax (other than cleanings and landscaping items on the estimate)

+ There is more transparency

How Lump Sum is Different:

1. Pricing is broken down by room on our estimates

2. We are not a cost plus contractor; we are lump sum.
‍
3. Because of this strategy, clients do not have to pay sales tax other than on cleaning and landscaping.
‍
4. It allows the client to be protected from general pricing fluctuations. They sign on one number and it is a controlled and budgeted estimate. We use our pricing estimator that uses all our market pricing based on linear and square footages.
‍
5. We can share pricing for specific projects or individual tasks with clients when considering removing items, but we cannot list it on our estimate/contract.

Availability & Turnaround

Availability

All emails and calls will be responded to within 24 hours. We will always work collaboratively with you to ensure that you are served in a timely manner and that we are either meeting or exceeding expectations.

Turnaround Time

At the bare minimum, we need at least 6 weeks for our planning and development (pre-construction) phase before construction begins. That is if materials are ordered and in a receiving warehouse or on site.

Timelines

We provide rough timelines to clients up front so they can plan accordingly. Once our commitment contract is signed, they will receive their custom built online calendar.

Working hours 9AM to 6PM Monday through Friday

Communication: What to Expect

Weekly Meetings & Updates

Clients will have weekly updates in the planning and development phase, then once construction has kicked off, the clients will have weekly meetings with their Project Manager during construction. All questions you have can be saved for this meeting. This is the time to ask questions and talk through what is on your mind. We want this to be a valuable time for you to connect and be transparent with us.

Transparency

What we need from you: clear and transparent communication. Speak up when you have a question or thought. We need to know what is on your mind in order to help address it... we wish we were mind readers. Our staff has been trained to have crucial conversations with our clients and they are ready to bring solutions to the table.

Defining a Successful Collaboration

+ Plans will need to be prepared and drawn to submit to the city.
